• Get pre-approval not “pre-qualification” letter prior to seeing homes
  • Create a must have list and a wish list and base your criteria on the minimum requirements
  • Set up MLS to receive emails with addresses daily and drive by homes
  • Drive by all homes and research the area, imagine perfect interior and decide if exterior is acceptable
  • Drive by and view properties with all decision makers
  • Give minimum of 24 hour notice for showing appointments
  • When contacting your agent, give full address and several time options to set up appointment
  • Arrive on time or call to warn of delays
  • Be polite and positive to sellers and listing agents
  • DON’T ask about condition
  • DON’T ask what’s staying and what’s going with the house
  • DON’T answer listing agents questions and direct them to your agent
  • DO ask why the sellers are selling
  • DO ask where the sellers are going
  • DON’T see the property after dark
  • DON’T go see a home more than once, see it again during the negotiations process in necessary
  • Carry a check book in case you want to make an offer
  • Tell your agent any information that could influence the offer
  • Be available and share any and all phone numbers with your agent
  • Set up home inspection and loan application appointments on a timely manner
  • Be present at the home inspection and feel free to invite contractors and family to see the home
  • Follow up with lender for any additional paperwork
  • Review home inspection report and discuss outcome with your agent
  • DON’T switch jobs without discussion with your lender
  • DON’T make any large purchases or open credit without discussion with your lender
  • Hire a REAL ESTATE attorney
  • Be available to review and sign the purchase and sale document
  • Be prepared to bring a check (potentially bank check) for Purchase and sale document
  • You don’t own the house until the deed is recorded at closing
  • Be prepared that you might not have access until after closing
  • Set aside time off work for the closing
